Scope of work:

Architectural Working Drawings (All Floor Plans, Elevations, Section Details, etc.), and Site Plan, BCIN Qualification & Signature, along with coordination/updates of the working drawings with information provided by other consultants for the complete building permit package.
File Application to City of Ottawa.
Correspondence with consultants, and response to any deferral items requested by the City during building permit review.

Committee of Adjustment Severance & Minor Variance

Miroca Design has specialized in Severance and Minor Variance applications with the Committee of Adjustment for 40 years. Backed by an educated and experienced team, we’re proud to help clients navigate the regulatory process with confidence and ease.

Scope of work:

Consultations with client and comprehensive design development for proposed new custom home. Schematic drawings package will include all floor plans, 2D exterior elevations, and site plan. 3D model of exterior design.
Preparation of application to Committee of Adjustment (consents to sever and minor variance), including presentation at hearing, planning rationale, 3D streetscape rendering, coordination and correspondence with City staff and private consultants, and assistance with final conditions of severance.
